Services and facilities at Akoranga Student Village
Who manages Akoranga Student Village?
Akoranga Student Village (ASV) is managed and operated by AUT, under a commercial management agreement with the building owner, ASV Project LP.
Will there be someone around if I need help?
Yes. You’re never figuring it out alone. AUT staff are on site 24/7 – offering pastoral care, residential life and security.
How will AUT support my wellbeing while I’m living here?
Where you live plays a big part in your university experience – from making friends to having the right space to cook, study and sleep. Being away from home can be tough, and AUT's residential care team is here to listen, support you and connect you with the right services when you need them.
Residential assistants do in-person wellbeing checks every two weeks, weekly for under-18s. If you haven't been active in the residence for more than 48 hours without letting us know, we'll reach out to make sure you're ok. If we can't contact you directly, we may contact your emergency contact.
How is security managed?
AUT's security team patrols all AUT campuses 24/7 and is based on site at Akoranga Student Village (ASV) from 7pm to 7am. You can also call 0800 AUT SAFE (0800 288 7233).
What's included in the residential life programme?
More than you'd expect. Your residential life fee helps AUT run monthly events built around wellbeing and connection – quizzes, baking challenges, exercise classes, off-site trips around Auckland, sporting events and inter-residence competitions.
Every semester kicks off with Student Accommodation Orientation – a full week of events to help new residents settle in and meet people. There's also an annual ball and a year-long competition where AUT's accommodation communities go head-to-head. Our events are designed to be accessible, with a mix of virtual and in-person activities for small house groups and whole accommodation halls, so there's always something that works for you.
When are AUT support staff available?
AUT residential care staff at Akoranga Student Village (ASV) are available 8.30am–8.30pm Monday to Friday and 7am–8.30pm on weekends. AUT staff are available 24/7 on the duty phone, and residential assistants and security staff are on site 24/7.
What services and facilities does Akoranga Student Village have?
Your room is just the start. Akoranga Student Village residents also have access to a common room, outdoor courtyard, laundry, car parking – all right here. Membership for the AUT North Campus gym is included too.
How does AUT build student community at Akoranga Student Village?
We build community through the residential life programme, training and a residential handbook that sets shared expectations. Shared values and a genuine commitment to inclusion do the rest. With students from all kinds of backgrounds living under one roof, there's plenty to build on.

Do I need to be an AUT student to live here?
Yes, Akoranga Student Village (ASV) is only open to AUT students.
Can students under 18 live here?
Under-18s are welcome, as long as they'll turn 18 within their first semester and are domestic students. We check in more regularly with younger residents – just to make sure you’re settled and have all the support you need.
When do applications open?
Applications generally open in August/September for full-year and Semester 1 rooms, and in March/April for Semester 2 rooms, subject to availability.
Can I live with a friend?
Akoranga Student Village (ASV) has townhouse-style apartments – five or six bedrooms, two bathrooms, a kitchen and a lounge and dining area in each apartment. Include a friend's name in the application and we'll do our best to place you together. We can't guarantee it, but we'll try.
Fees and rent
What fees do I need to pay to secure a room?
To secure your place in Akoranga Student Village (ASV) you’ll need to sign your accommodation agreement and pay a deposit, application fee and residential life programme fee – find full details about student accommodation fees. If you’re an international student you need to pay in full.
When is board payable?
Your board is payable two weeks in advance, and surcharge fees may apply – see student accommodation fees for more details.
What does my board at Akoranga Student Village include?
Your board includes your secure room, electricity, water and unlimited wifi – plus access to all common areas and shared facilities.
Do I need my own contents insurance?
Yes. Contents insurance isn't included in the rental payments, so it's worth sorting before moving in.
What are the costs if I leave early?
That depends on when you want to leave – the accommodation fee refund terms and conditions sheet covers the specifics.
Is there a cancellation fee?
Yes, depending on when the cancellation happens – the accommodation fee refund terms and conditions sheet covers the specifics.
What if my visa to study in New Zealand isn't approved?
Email accommodation.services@aut.ac.nz before the lease start date to request a cancellation and include evidence of the visa decision.
Arriving and checking in
What are the check-in times?
We’ll send you check-in details once your application to stay in Akoranga Student Village (ASV) is complete. If that day doesn't work, then you can come any time reception is open: Monday-Friday, 9am-6pm and Saturday, 9am-1pm.
What if I arrive after hours?
For international students whose flights land outside reception hours, the best option is to stay somewhere nearby overnight and come to Akoranga Student Village (ASV) when reception opens. That way we can properly greet you and help you get settled in.
Life at Akoranga Student Village
Can I receive mail and packages while living here?
Yes. Staff will text you when a parcel arrives at reception. For letters, check the letterbox in the foyer.
Do I need to clean my room?
Yes. The rooms aren’t serviced – you’re responsible for cleaning your own room.
Is car parking available?
Car parking spaces are available to purchase through the Kiwi Parking app, but they're limited. Parking is managed independently of AUT.
Is there bicycle storage?
Outdoor bicycle racks are available at Akoranga Student Village (ASV). You’ll need to bring your own lock.
Can I have a guest stay over?
Yes, you can – but guests can only stay for two consecutive nights. The residential handbook has the full details on overnight visitors.
